As a landlord, it is your responsibility to maintain the safety of your property. An Electrical Installation Condition Report or EICR can protect the tenants from injuries and accidents while haloing you avoid fines and legal liabilities.

EICR defined

An EICR or Electrical Installation Condition Report is a record that shows the current status of your electricals. The report indicates all the faults, missing components, and repairs that need to be done on the structure.

An EICR is performed using visual inspection and testing. A visual inspection is sufficient for those electrical installations that have just been tested recently. A more thorough inspection that involves actual testing is called a ‘periodic inspection report.’ Any hidden damage that would otherwise not be found using visual inspection is captured using this method of electrical testing.

Property checks

For every new equipment that is installed in your property, an EICR is required. But there are actually no laws stating the frequency at which inspections need to be conducted. It will be up to the landlord to determine the time interval of electrical testing. That said, experts recommend periodic inspections every 10 years for an owner-occupied home. For a rented home, electricals should be inspected every 5 years. A caravan is checked every 3 years. Swimming pools are evaluated per year. If you will lease or rent out your property, it’s a good idea to get an EICR that you can show potential tenants so you can demonstrate the safety of the structure’s electrical wiring and equipment.
